This is my view from my kitchen / diner (think they are now called family areas by the estate agents). A tiny modern estate in Oakham is where we now call home and have never been happier. Wonderful little town and beautiful Rutland too. This is A3 on Bristol smooth paper and the media is ink. I have discovered that old properties are easier and don’t demand straight lines quite so much. Had to resort to the ruler to tidy this up a bit after I’d finished.
